The Modivate Real Estate Framework is our solution for web applications used by property rental agencies, real estate brokers and large condo/rental complexes.

The Real Estate Framework is designed to provide real estate related organizations with a custom looking public web site and an internal facing web application with components to promote their services, manage and search properties, plan tours, map locations, file documents, integrate data from various providers (MLS, government, location based, etc,) and administer clients, contacts and invoicing.

Built on Modivate's ArchTelligence Framework©, the various components of the Real Estate Framework can easily be added or removed from both the public and internal sites as needed as part of a service level agreement (SLA). If your unique organization requires functionality that is not already a part of the framework, Modivate can custom build components to satisfy your business needs that can then be plugged into the web application!

Available "Plug-N-Play" Components (Called Modlets):

  • Property/Unit Management - Manage all details regarding properties and units in your system. Details managed include Location/Address data (including Lat/Long generation for mapping purposes), property pictures and videos and discrete details like office hours, rent, sales prices, utilities, parking, pets, etc. Modlet provides the ability to fully manage and create custom property and unit "Feature Types". A Feature Type is a discrete piece of information about a property or unit. Some examples could be fireplace, dishwasher, deposit, pets allowed, lease type, bedrooms, comments, etc. Feature Types can be designated as a checkbox, option button, single select dropdown list, multi-select dropdown list or free text box. Therefore ANY piece of information you want to track as a part of a property or unit can be tracked, stored, updated or searched upon by the system.
  • Property Search Engine - A very dynamic, customizable search engine for finding properties based upon a client's criteria. Any property/unit field or custom "Feature Type" can be searched for within properties. 1 to N fields can be searched for in any given search. The engine is customizable in that any field or "Feature Type" can be designated as "Exact Match" or "Weighted". An "Exact Match" marked field means that all properties returned by the search must exactly match each field entered in the search criteria that have been set up as an "Exact Match" field. A "Weighted" field means that a property may be returned by a search where a search criteria for a field does not match the property returned. However, the ranking of the search results for this property will be less than another property where this field matches. Search results are then ranked from a 1% to 100% match.
  • Queue (List) - This Modlet allows users to create lists of data to be saved, accessed at any time, printed and emailed. Lists that can be created include lists of: properties that a client is interested in, properties that an agent creates for any purpose, clients that an agent needs to call, clients that are interested in a specific property, etc. The Queue Modlet is designed to be flexible enough to manage any lists that a user needs to build. A Queue consists of an owner of the list, a target that the list is about (agent, client, specific property, etc.), one or more members of the list (clients, properties, units, etc.) and if the list is public or private to the creator.
  • Client Management - A flexible Modlet that allows for the tracking of existing and potential clients. Functional data that can be tracked includes: basic information (Name, address, contact info, etc.), agent of client, call back dates, comments, history and online activity. Additional fields called "Feature Types" (See Property/Unit Management above) can be designed and added by administrators to be able to management any additional information about clients. Some examples could be desired move in date, referrals, last visit, previous landlord, current rent or mortgage, etc. Any data that you want to store can be completed configured by you. The Modlet also provides the capability to store and recall property search criteria in order to execute a search for the client at a later time. When a client is created, either by an agent or by the client themselves via the public web site, they can be given a login where they can access the public web site and execute there own searches and track properties that they are interested in. All data about clients can be marked as public or private at a granular level so the client is only allowed to see data that they are given access to.
  • Map Tool - Provides mapping capability for setting up maps of properties, schools, points of interest, etc. Any location data that is loaded into the system can become a part of mapping capabilities. Any Queues of properties created by users can also be added to a map to see where they are in relation to other location-based data points.
  • Referrals - An RSVP based referral component of the framework. This can be used, for example, to give apartment complex managers a referral code. If a complex manager doesn't have an apartment to rent to a potential client they meet, they can give the referral code to the client. Clients can then go to your web site and enter the code when they register and look for an apartment elsewhere. This provides your organization with a method to track referrals, pay for successfully referred clients and to further promote your services.
  • Data Integration & Migration - An XML based tool for defining the format and definition of location based data and importing into your system. This can be used for the importing of: your own existing properties, MLS data, government data, traffic data, school data, etc. Any data can be imported as long as it is location based (Lat/Long) and can be mapped to fields that exist or are defined by you in the system. This data, in turn, can then become a part of your Map Tool and Property Search Engine to provide a more robust set of data for your client's to make decisions from.

  • Web Site Visual Branding & Customization - Through the Modivate ArchTelligence Framework© and underlying Portal technology, both the public and private web site design look and feel can be customized to your specifications or you can choose from one of our pre-packaged "skins" for the web site.
  • Site Layout - The layout, number of pages, and content on the pages can not only be designed to your specifications, you yourself can add, modify or delete pages on the site as you see fit once you are live. 
  • Additional Features - Since the Real Estate Framework is a part of the Modivate ArchTelligence Framework©, plug-ins are available to place the following additional features on your site: Document/Contract Management, Forums, Blogs, Feedback, Media galleries of properties, banner advertising, contact management, announcements, sending newsletters, event calendars, FAQs, feedback tools, employee management, task management and special offers.
  • User & Role Management - Allows managers to manage employee/client access and editing roles at a page and/or Modlet level.
  • Domain Name & Email Options - Modivate can assist in the process of finding and setting up both domain names for your site as well as email services for your organization.
